Building from abroad
Build in Nicaragua with a local architect you can trust
Building a home or an investment property in Nicaragua while you live abroad raises serious questions: is this lot buildable, who handles the permit, and who checks the work when you are not there?
Gaitan Arquitectura is a Nicaraguan architecture studio with over 30 years of family tradition. We work in English and act as your team on the ground, from the first video call to the finished building.

Do I need to travel to Nicaragua to build?
Not for every step. Meetings, design reviews and approvals can happen by video call, and we handle the permit and site visits locally. Many owners still like to visit the lot at least once before buying.
Can you help me choose a lot?
Yes. We evaluate lots from an architectural point of view (what can be built, how, and what to watch out for). Ownership and title checks are legal matters for your Nicaraguan lawyer or notary; we are happy to coordinate with them.
What time zone do you work in?
Nicaragua is on UTC−6 all year, the same as US Central Standard Time (one hour behind Central during daylight saving time). That makes meetings easy to schedule from anywhere in the US.
Do you build the house too?
We are architects: we design, produce the drawings, handle the permit and supervise the work on your behalf. The construction itself is carried out by a builder you hire; we can help you compare quotes against the drawings.
How are fees quoted?
After the free consultation we send a written proposal with the scope and fees for your project.
